We successfully worked with our client to secure planning permission for a change of use from an agricultural building into a residential dwelling comprising open plan kitchen, living areas, 3 bedrooms and 2 bathrooms.  The new development will commence in 2026 and we look forward to working with our client to take this exciting development opportunity forward.

We provided architectural services to design and gain planning permission for this extension to a Grade 2 listed semi-detached home in a rural village near York, North Yorkshire.

The extension is a generously sized, open plan kitchen dining space at the rear of the property, opening out onto the garden through bi-folding doors which run the full width of the new space.  We incorporated a large glazed roof lantern into the design ensuring that natural light reaches every corner of the  rectangular shaped room, thus achieving an appealing and practical space, blending the modern and old parts of the house.

We worked closely with Planning and Conservation Officers from the local authority to achieve a successful outcome for our clients in gaining planning permission and listed building consent for the contemporary extension, whilst maintaining the traditional integrity of this Grade 2 listed home within its’ village setting.

We provided architectural services for this Georgian Grade 2 Listed town house in Harrogate, gaining planning permission and listed building consent for replacement windows and internal alterations.

We were commissioned to provide architectural expertise and design services for the re-design, refurbishment and conversion of a Grade 2 Listed home in the Cotswolds, along with attached and detached outbuildings. Working closely with our client and the Conservation Department the alterations included re-configuration of the internal layout, glazed lantern, re-roofing, replacement doors and windows and landscaping works. We also gained planning permission and listed building consent for the conversion of the detached outbuilding into ancillary accommodation to include a summer house and home office/studio space.

We were commissioned to provide architectural services for the extension and conversion of Grade 2 listed barns and farmhouse together with associated outbuildings into one spacious dwelling, within a rural location near Thirsk in North Yorkshire.

The project required a careful assessment of the structural integrity of the barn and a full survey to assess the condition of the historic materials to ensure the new contemporary layout respected the character and detail of the original features.  Ecology and environmental impact assessments were required together with Heritage Statements. We liaised closely with the Planning Officer to ensure the planning process achieved a successful outcome for our client.

Planning permission and listed building consent has been gained and the approved accommodation will provide a substantial, contemporary home within a courtyard setting to create a 6 bedroom property and detached car port within beautiful landscaped gardens.  The farmhouse is proposed to be retained and used as ancillary accommodation to the newly converted barns and following the impact ecology assessments, a detached car port incorporating a bat loft above was proposed, being situated adjacent to woodland and open countryside.

The design for the conversion of the Grade 2 listed barns incorporates double height living accommodation with exposed roof trusses and timber beams to create vaulted ceilings with feature glazing within arched openings to allow for a light and open plan interior living space.  Existing blocked up openings were re-instated and new exterior openings were sympathetically designed to reflect the character and form of the existing openings.  Glazed links and extensions were also added using traditional reclaimed materials with a contemporary interior to create a unique and individual property.  The conversion works will bring the buildings back to life and represent a sympathetic project respecting the heritage and history of the site while including sustainable energy sources for modern day living.

An alternative planning application was also commissioned on the same buildings and has been successfully gained.  This plan converted the barns into ancillary accommodation to the main farmhouse, providing home office / multi-use space, shower room and kitchen, new stable complex and outside horse manege

Skipton House at Skipton on Swale, North Yorkshire, is a period Georgian detached Grade 2 Listed property and attached two storey barn which required conversion, refurbishment and a programme of repair and restoration.  The existing barn was used as storage and we worked closely with the client to convert it into additional living accommodation linked to the main house to provide a new home cinema room, snooker games room and self-contained bedroom/guest accommodation suite.  A feature spiral staircase provided access from the open plan living space to the first floor games and cinema room.  The new home cinema room was designed with a sound surround system and acoustic sound proof materials with specialist seating and integral bar creating a truly unique home cinema experience.

The Grade 2 listed barn required extensive refurbishment including new roof, windows and doors to reflect the traditional detailing of the property using local reclaimed materials where possible.  Additional works included underfloor heating and new landscaping.

Ecology specialists were employed to provide a bat survey with bat protection measures including roosting areas within the new refurbishment works.  We worked closely with the local authority planning and conservation department to ensure a successful planning outcome.  We also provided architectural services to the main property for internal alterations which required a listed planning application.

The new barn conversion created additional living accommodation which utilised a redundant storage space and now enhances the period property whilst retaining original features such as exposed timber beams and roof trusses.  Specialist lighting was used to make a feature of the exposed detailing and create atmosphere to the new interior space.

Listed buildings such as this create a challenge in the design and scope of works and we fully embrace such challenges to ensure we understand and appreciate the property and to achieve a successful outcome for our client.

We provided architectural services for the conversion of this Grade 2 listed coach house and stables into office accommodation.  Working closely with the local authority Conservation Officer we were successful in gaining planning permission on behalf of our client for this interesting heritage listed coach house conversion project.

The design provides for open plan offices with a contemporary interior whilst maintaining the integrity and character of the original building.

We also worked closely with landscaping designers to link the building with the main house which is also used as offices.
